Back around 1900, a gentleman named Benjamin “B” Schwartz was driving through Dallas, on his way to the West Coast with his family, when his car broke down. Without enough money to fix his car, B settled in and four generations later his family is still here in the “Big D.” B’s son Hymie started a manufacturing business in Deep Ellum. In the 1930’s, Hymie sold his business and started buying small retail properties around the Dallas metroplex, which was the beginning of H.S. Investments.

Virtually all of the original properties are still a part of the family holdings. Hymie leased and managed the properties himself, creating a personal family atmosphere with his tenants. As the business grew and his only child”Tootsie” started to raise a family, his son-in-law, Peter Fonberg, would go with him weekly to meet tenants and learn the business, while at the same time running his own vibrant real estate ventures. In 1969 Hymie passed away and Peter took over the reins. In 1979, Peter’s son, Mitchell joined the team and together they have carried on the family business that has spanned eight decades. Even as the portfolio of properties has grown exponentially, the family has remained committed to the personal approach of hands-on management.

Over the years H.S. Investments has been known within the real estate community as a “Generational Holder”, or Non-Seller of its real estate. The company is continually looking to acquire real estate, in various forms, with a focus on existing neighborhood retail centers. We expect the future to be very bright with Dallas’ vibrant energy, great business opportunities, and excellent quality of life.

Peter was born in Michigan, but moved to Dallas shortly thereafter. He was raised in South Dallas and attended Forest Avenue High School. After high school, he proudly served in the United States Air Force. After completing his military service, he returned to Dallas and attended Southern Methodist University and married the love of his life Elaine “Tootsie” Schwartz.

In 1955, Peter went into the home building and land development business. He built thousands of houses in the DFW Metroplex, and developed many well-known suburban settings. In the early 1980’s, Peter shifted his focus to retail center acquisitions as well.

Sadly, In November 2022, Peter passed away. He is survived by his 3 children, 8 grandchildren and and 4 great grandchildren. While his passing left a hole in the hearts of those he loved and who loved him. He left behind a legacy of compassion, civic duty, and steadfastness of purpose that his family honors and strives to continue every day. He will be forever missed.

Mitchell was born and raised in Dallas and is a fourth generation Dallasite. Mitchell graduated from Hillcrest High School and then matriculated to The University of Texas at Austin, where he received a BBA in Real Estate. In 1979, he returned home to Dallas to join the family business. Over 40 years later he continues to focus on acquisitions, and oversees the family working operations of the business.

Mitchell has two children, enjoys his family time, and loves cheering for the Dallas Cowboys and the Texas Longhorns.

Kim Huey joined the company in January 2002. Her credentials include a Bachelor of Business Administration degree in Marketing from the University of Central Arkansas and a paralegal certificate from the Southwest Institute of Paralegal Training.

Kim enjoys various outdoor activities, being involved with animal rescue groups and most of all spending time with her son, daughter-in-law, and new granddaughter.
